This 1,130 square foot corner unit has been completely redone fitting nicely into the rejuvenated charm of the 1801 Wyandotte St. Building. The new Kona included renovations to its entrance façade, new window systems, new dining room and a compete rebuild of the kitchen and washrooms. A new large private party room was also created for special occasions or groups. During renovations, old relics from the building’s past were uncovered including some old signs from its ice cream parlour days.

Building on its success in the LaSalle market, The G.O.A.T Tap & Eatery brought its "Greatest of All Time" vibe to Lakeshore in another welcoming location constructed by Rosati. The family friendly sports venue has found its second home in the Lakeshore MedArts building with 5,279 square feet designed by ADA Architects to bring a similar look and feel as the original rustic-chic LaSalle location. The G.O.A.T has something for everyone, combining the casual atmosphere of a sports bar with an impressie gastro-pub menu.  Sixteen HD TV's surround the perimeter for an immersive sports experience, and the attractive contemporary decor is dotted with memorabilia from some of the "Greatest Athletes of All Time". A separate dining area welcomes families, and a spectacular outdoor patio with favourite backyard games rounds out the total package.

Lakeshore MedArts project is a multi-unit medical and health facility. The former Knights of Columbus Hall and Restaurant was completely transformed and expanded to just over 20,000 sq. ft. The Medical Centre includes a central common hall with waiting areas, an open pharmacy, common washrooms. The development includes 12 units including a hearing clinic, an orthodontist office, a physiotherapist office and an optometrist office that were also constructed by Rosati. The expansion on the building was conventionally constructed and tied into an existing wood-trussed structure. The facility façade is a combination of stacked architectural ground face block, architectural horizontal siding, E.I.F.S. and curtain wall glazing with metal canopies.

This 27,930 square foot Industrial Manufacturing facility was developed to meet the increased growth demands. The plant includes a large internal CMM room, a separate Welding Room, an Internal employee Lunch Room. The 2 storey Offices include 2,475 Sq. Ft. and a 2nd level mezzanine for future Office growth. The plant is constructed with structural steel framing providing 60-foot bays throughout including 10 ton cranes. The roof structure is open web steel joists with metal deck. The exterior envelope of the plant is enclosed with pre-finished insulated metal siding and a TPO roofing. The two-storey office is also conventional constructed and is finished with architectural ground face block, EIFS (stucco) and curtain wall systems with blue tinted glazing.

This manufacturing expansion of over 61,171 square feet featured a pre-engineering structure with a 160-foot clear span in the manufacturing area. The plant area included a 12” concrete slab with detailed level reinforcing for zero tolerance movement and specific levelness tolerances. The expansion also incorporated new workshops, storage, scouring and new employee amenities such as offices, detailed washrooms and lunch room area. The expansion was design-built to blend into the existing and to maintain strict levels of humidification.

The complex project includes 31 classrooms, and will have computer labs, culinary classes, theatre arts, a construction shop, transportation shop, weight and exercise room, sub-dividable triple gym with a music stage, a library resource room, administration areas, and a student commons and cafeteria/auditorium space. The school is designed with exterior precast concrete walls and precast floor slabs which were ordered in advance to expedite the construction schedule.

The Fort Family Fun Centre

This 25,156 square foot Family Fun Centre was design-built by Rosati Construction Inc. The new owners’ vision of the fort theme, a nod to the historical significance of the Amhersburg area, encompasses a first phase including upgrading the former restaurant area into “The Barracks Restaurant and Pizzeria.” Upgrades to the outdoor pavilion called “The Bunker” and also the addition of four sand volleyball courts. These are now fully operational and available for rent. The completed second phase consisted of renovating the existing building to construct six bowling lanes, as well as a new arcade and large combat area for Laser Tag. A full exterior facelift renovation was also completed as part of the project.

The former Anglican church at 1561 Ouellette Avenue was built around 1948, and had previously received major renovations in 2004 when it was occupied by an architectural firm. The firm wanted to utilize the high ceilings and lovely bones of the original building, but needed more space. Rosati was chosen to renovate the existing structure and add the addition, Rosati worked with ADA Architects to help provide a modern vibe seamlessly blended with the existing church's architectural elements. The new office area was designed to have the same feel, featuring exposed wood decking and structural steel as the original church. Adding large window areas in the new addition was instrumental in establishing a bright, spacious feel for the entire structure.

The plant was specifically designed to accommodate the CNC machines including 10-ton cranes throughout. The plant also has a large isolate CMM room. The 2 -Storey offices are approximately 4,00 Sq. Ft. The Entire facility was designed to be able to join with Select Tool's main manufacturing building next door. The plant is constructed with structural steel framing. As the chosen design-builder, Rosati and our Client went through a few design concepts during the preliminary design and budgeting phases. The Thunder Road Harley Davidson dealership off Huron Church embarked on an expansion and renovation project that will allow the dealership to showcase its legendary motorcycles. The end result is a project that will suit the Dealership’s needs for many years to come and a product that will attract all motorcycle enthusiasts. The project saw the relocation of the main Showroom to an expansion off the existing Service Shop. The expansion itself is a 12,800 sq. ft. pre-engineered facility that will be home to the Administration and Sales Offices, Parts & Accessories, Customer Lounge, Merchandising Area and Warehousing space that includes a storage mezzanine. The existing 6,500 sq. ft. Service shop, a conventional structure, received internal renovations including a new service drop-off area, new motorcycle wash area and new mechanical bays as well as a reorganization of the spaces. The existing building façade was also completely renovated to provide renewed aesthetics for excellent exposure from Huron Church Road. The entrances will be highlighted with detailed architectural steel canopies to provide a warm welcome to customers.

This project is part of a commercial development encompassing six commercial buildings. The building was conventionally constructed with a wood structure, the roofing system is a white TPO membrane system. The exterior façade includes a well-balanced mixture of cultured stone, clay masonry face brick, accent concrete sills. The windows are curtain wall systems, designed to meet the energy efficiency code and they are topped off with architectural fabric canopies. The site includes a high level of landscaping, a customer patio and sound fencing to provide screening for residential neighbors. The interior leaseholds were completed directly by Starbucks and are designed to LEED standards.

The facility also includes a juice bar, a licensed lounge, yoga and palates rooms, women-only areas and a commercial kitchen that provides the ability to host mid-sized, health-related events. The exterior features of the development include a large, fully landscaped patio with seating, fireplaces and water features, a paved fitness track and a putting green for avid golfers. The building was conventionally constructed with post and beam structure with open web steel joist and metal deck. The roofing system is a single ply ballasted EPDM system. The exterior façade includes a well-balanced mixture of cultured stone, clay masonry face brick, accents of limestone, EIFS (stucco) and a combination of curtain wall and punch window systems. The interior of the facility is uniquely designed with creative bulkhead ceiling systems that highlight various areas of the fitness facility and grand features. Special attention and design details are provided within the men’s and women’s locker rooms that provide a sense of welcome, warmth, relaxation and comfort. They include private individual showers with etched seamless glazing, private preparation areas including private mirrors, lounging spaces and accent fireplaces.

The facility, on LaSalle’s Sprucewood Avenue, has been designed to ensure excellent indoor environmental quality, measures 12,392 square feet and has a capacity for 106 children. Some of the green features of the project include a highly reflective roof to reduce the “heat-island effect,” over 40% energy cost savings through heat recovery, the use of natural light and occupancy sensors. Through a rainwater harvesting system, low-flow fixtures and drought-resistant landscaping, the building will have over 55% of reduced water usage. The excellent indoor air quality is ensured with low VOC-emitting paints, adhesives, sealants and flooring materials. All regularly occupied spaces also have natural ventilation. The owners have implemented a green housekeeping program, using only “Green Seal or EcoLogo certified” products. The facility itself will also be a great atmosphere for the children, as it includes an indoor multi-purpose room/ gymnasium for indoor activities, a library and a biometric security system to ensure all children are protected. There is a large dining room to provide a sense of a family during meal times. Floor to ceiling windows have been installed to bring in the outdoor environment. Two fully-equipped outdoor play areas feature new play structures, water splash and picnic areas.

The manufacturing area was designed with sound-deadening roof and wall systems, increased day-lighting, in-floor heating throughout to benefit both the employees and the clean manufacturing process.  Due to the delicate printing process, the Clean  Manufacturing area was designed with highly controlled HVAC and humidification systems including in-floor radiant heat that avoids direct turbulence to printing and process areas.  Vistaprint is an online design and ordering company that relies solely on the internet for sales, therefore, the facility is also fully integrated with state-of-the-art network & internet systems and delicate printing presses that require clean process areas.  The 2-storey, 39,120 sq. ft.  office facility, constructed as part of phase 3, includes corporate and executive offices and state-of-the-art employee amenities including high-end (restaurant like) food servery areas and internet lounges.  Phase 4, consists of a 2-storey manufacturing space totaling 264,461 sq. ft. for the logistics component of the facility including integrated/automated sorting,   packaging and shipping as well as  support infrastructure.  To date, Rosati has completed all building renovations and additions  for  this facility  including  the  installation  of  new printing press  foundations  during standard operations.

The Real Estate Board office facility, completed in 2006, is a modern looking facility with attractive exterior façade. The façade is comprised of a combination of quality brick masonry veneer and exterior insulated finish system (EIFS). The unique masonry patterns along with the exterior bulkheads provide for the unique aesthetics of the building. Due to the tight occupancy schedule of the client, the building was conventionally constructed with load bearing concrete masonry units that bear the weight of the open web steel joist. Value engineering was provided on this project to evaluate the use of load bearing concrete block VS structural steel and metal stud construction. The result was a similar cost with a savings of four weeks on the construction schedule. The building also features a ballasted EPDM roofing system, slab-on-grade construction, punched aluminum windows and quality interior finished using Rosati’s standard level of finishes. The overall square footage of the facility is 4,531 square feet.

The corporate offices were designed with unique circular aesthetics to create an image on a global scale. The façade incorporates a combination of curtain wall systems and architectural concrete blocks creating a bold, outstanding look. The office structure is of structural steel frame and pre-cast concrete hollow core slabs.

Rosati Group was the design build contractor for the South Walkerville Medical Centre which consisted of over 73,000 Sq. Ft. of medical space. The project was constructed with three buildings including a 60,000 Sq. Ft., three-storey facility. The development included approximately 34 individual doctors’ offices for which Rosati was also the design-builder for all leaseholds. The development was conventionally constructed with loading concrete block wall, precast concrete. The building exterior envelope is comprised of architectural block, punched aluminum anodized tinted windows and ballasted EPDM roofing. The parking areas were designed to accommodate a pay-for-use system.

The structural system was load-bearing masonry, steel joists and metal deck. The addition consisted of dining room, multi-purpose rooms, kitchen and laundry facilities and also included elevator systems.

The Commercial complex is convention construction with cast-in-place concrete and concrete masonry foundation systems, pre-cast concrete floor slabs, brick masonry veneer and curtain wall exterior cladding. The Residential complex was constructed with approximately 54 suites and incorporates pre-cast floor slabs, brick masonry veneer with block back-up. The windows are punched into the façade.

Caps Canada Manufacturing & Office Facility

Originally constructed for Technophar, this facility consists of a total of 103,318 Sq. Ft. including 60,410 Sf. Ft. of manufacturing space, 32,268 Sq. Ft. of mezzanine space and 10,640 Sq. Ft. of office space over 2 storeys. The manufacturing space was divided into two main sections: (1) clean manufacturing for pharmaceuticals and (2) manufacturing of pharmaceutical equipment. The plant is constructed with structural steel framing providing 60-foot bays throughout. The roof structure is open-web steel joists with metal deck. The exterior envelope of the plant is enclosed with pre-finished insulated metal siding and a single-ply EPDM roofing membrane that is ballasted. The office façade is built with E.I.F.S. (stucco), anodized aluminum window systems, standing seam metal roofing and curtain wall glazing. Since the original construction, Rosati has also completed numerous renovations and additions to the facility.

This Professional Business Park was designed to create a professional development that was practical, attractive, and versatile while remaining accessible and highly visible. This was attained while meeting the diverse requirements and expectations of a wide variety of current and future professional tenants. The complex consists of seven individual buildings. The development’s unique architectural design features a practical park-like setting that includes a 60-foot brick masonry tower. The exterior facades of the buildings are of full-height brick masonry veneer, modular tinted glazing units in colour-matching aluminum frames, skylight-type canopies. The building structures are slab-ongrade and steel framed. The roofing is a ballasted, built-up membrane. The site features include landscaped sitting areas and lighted concrete walkways that provide pedestrian access to other areas of the development.
